What the gas safety check involves

The check is a defined set of safety tests on every gas appliance and flue in the property. We work through each one and record the result.

What landlords are legally responsible for

As a landlord you must arrange an annual gas safety check on each gas appliance and flue, keep a record of it, and give copies to your tenants — within 28 days for existing tenants, and at the start of the tenancy for new ones. You must also make sure all gas work is done by a Gas Safe registered engineer.

Homeowners and gas safety checks

You do not need a certificate as a homeowner, but a gas safety check is still a sensible thing to have — particularly when buying a property, after any gas work, or if you have never had the appliances looked at.
